Roof Life Extension — Stop the Leaks, Defer the Replacement

Perth & Mandurah Roof Life Extension

Ballantyne’s Roof Life Extension division treats defined zones of deteriorating commercial metal roofing across Perth, Fremantle, Cockburn, Kwinana, Rockingham, Mandurah and the Peel region — sealing and encapsulating rust patches, degraded box gutters and failing penetrations for under half the cost of a full re-sheet, with works mobilised in days, not months.

The Problem

Commercial roofs rarely fail all at once. Rust creeps out from fixing points and sheet laps, box gutter joints open up over time, and penetrations around vents and services begin to weep. What most property and strata managers are actually dealing with isn’t one dramatic failure — it’s a slow accumulation of minor leaks spread across a large roof area, often first noticed as mild internal staining or drip marks long before the roof is genuinely at end of life.

By the time tenant complaints start stacking up, the only quote on the table is usually a full re-sheet — a six-figure capital item that rarely fits the current budget cycle, and one that takes months to plan, procure and execute while tenants continue trading underneath it.

WHO WE WORK WITH

Strata Managers

Multi-tenanted complexes where leak complaints and levy budgets have to be balanced against each other, and any works need council or owner sign-off within a defined scope.

Commercial Property Managers

Warehouses, small retail complexes and industrial units under active management, where minimising tenant disruption and keeping costs within the operating budget both matter.

Direct Asset Owners

Owners looking to defer a capital replacement without carrying on with ongoing water damage risk in the meantime.

THE SOLUTION — A DEFINED SYSTEM, NOT A PATCH JOB

Ballantyne’s Roof Life Extension Division treats defined zones of commercial metal roofing using the VerseSeal encapsulation and sealing system — cleaning and priming the surface, encapsulating the failure points, building up the coating and applying a top coat, to deliver roughly five additional years of service life from the treated area.

VerseSeal Encapsulation System

VerseSeal is a multi-layer coating system rather than a single product. The roof is cleaned and primed, failure points such as laps, gutters and penetrations are individually encapsulated, and a reinforced build-up coat plus a top coat are applied across the treated zone — turning a collection of individual leak repairs into one continuous, warrantied surface.

Rust Patches Across Metal Roof Sheeting

Rust typically starts at fixing points and sheet laps, where protective coatings wear thin and moisture gets trapped between overlapping sheets. Left untreated, surface rust works through the metal, turning a coating problem into a structural one. Caught early, affected areas can be cleaned, primed and resealed rather than replaced.

Box Gutters

Box gutters are the concealed channels that collect and direct roof water at internal roof junctions, and they’re one of the most common places a commercial roof actually leaks. Sealant and jointing degrade with age and UV exposure long before the gutter itself fails — a degraded but structurally sound box gutter can usually be sealed rather than replaced.

Minor Penetrations — Vents, Flues & Service Entries

Every vent, flue, aerial mount and service penetration through a metal roof is a point where the roofing has been cut and re-sealed around a fitting — exactly where seals fail first as materials age and move. A weeping penetration is often the earliest sign of a bigger problem, and usually the cheapest to fix while it’s still small.

WHAT WE TREAT / WHAT WE DON'T DO

What We Treat

  • Rust patches across metal roof sheeting
  • Box gutters that are degraded but structurally sound
  • Minor penetrations — vents, flues and service entries
  • Defined zones from 200 to 1,400 sqm (100 sqm minimum)

What We Don’t Do

  • Structural remediation
  • Full roof replacement or re-sheeting
  • Small ad hoc patch repairs

New guttering or downpipe installation

HOW IT WORKS

  • Site inspection and photographic record — we attend, assess the roof condition and photograph every failure point.
  • Treatment zones defined and marked up — you receive a marked-up roof plan showing exactly which areas are in scope.
  • Quote issued on a square-metre basis — transparent pricing, plus elevated work platform costs where access requires it.
  • Safety and hazard verification — SWMS prepared and asbestos status confirmed before anyone goes up.
  • Surface preparation — high-pressure clean and prime, the step that determines whether the system lasts.
  • Encapsulation, build-up and top coat — VerseSeal applied in layers by a licensed roof plumber and trained applicator.
  • Quality assurance and sign-off — completion photographs, documented scope and warranty issued to you.

Works are carried out by a two-person crew — a licensed roof plumber and a trained applicator — with an elevated work platform where access requires it. Non-structural roof life extension only.

Commercial metal roof ready for treatment

ROOF LIFE EXTENSION VS. FULL REPLACEMENT

Full Roof Replacement Roof Life Extension
Cost Full capital replacement value Under 50% of replacement cost
Lead time Months of design, procurement and works Days to mobilise; 3–20 days on site
Tenant impact Extended site presence and access restrictions Zoned works, staged around trading
Budget treatment Capital works case Fits within operating budget
Outcome New roof, full service life Leak elimination plus ~5 years

Typical engagements run $10,000 to $70,000 across 200–1,400 sqm, for a metal roof in moderate condition generating multiple minor leak complaints — where replacement is justified eventually, but not this year.

TOO SMALL FOR REPLACEMENT CONTRACTORS, TOO COMPLEX FOR HANDYMAN PATCHING

Roofing contractors are geared for full re-sheet projects — a few hundred square metres of deteriorating roof isn’t the job they want, and their pricing reflects that. At the other end, ad hoc silicone patching tends to move the leak rather than stop it, carries no meaningful warranty, and leaves you no documentation for your records or your insurer.

Roof Life Extension sits deliberately between the two: a systemised treatment for metal roofs in moderate condition, not ad hoc patching, and not a capital works program.

WHAT GOES WRONG IF THIS ISN'T DONE

Minor leaks left untreated — isolated weeps at laps, gutters and penetrations spread across more of the roof over time, turning a modest sealing job into a much larger — and eventually structural — repair.

Tenant complaints ignored while a capital works case is prepared — the delay between the first complaint and an approved full re-sheet can run to months, during which water damage and tenant relations both continue to deteriorate.

Ad hoc patching used instead of a documented system — the leak typically reappears nearby rather than being resolved, with no warranty and no documentation to show an owner, committee or insurer that the issue was properly addressed.

Roof condition not documented before deterioration — without a photographic record and marked-up scope, it’s harder to justify a budget request, support an insurance claim, or prove the property was reasonably maintained.

Asbestos status not confirmed before roof work — disturbing asbestos-containing material during cleaning or repair work is both a serious health risk and a compliance breach — asbestos status must be confirmed before any surface preparation begins.

Example Situations

Strata Complex — Multiple Unit Owners Reporting Leaks

Situation

A multi-tenanted strata complex had several owners independently reporting ceiling stains, and the only quote on the table from a roofing contractor was a full re-sheet exceeding the strata's reserve fund.

Response

Free roof condition inspection, marked-up treatment plan covering the affected zones, and a square-metre quote well under the replacement cost — approved by the council within budget.

Outcome

Leaks stopped, works completed in days rather than the months a full re-sheet would have required, and documentation provided for the strata's records.

Warehouse Owner — Deferred Capital Replacement

Situation

An industrial property owner knew their warehouse roof needed eventual replacement but wasn't ready to commit six figures to a capital works program this financial year.

Response

Roof Life Extension treatment applied to the worst-affected zones, backed by a one-year leak-free warranty and full documentation for the owner's asset register.

Outcome

Water damage risk removed for the medium term, with the full replacement decision deferred to a future budget cycle on the owner's own timeline.

Retail Complex — Tenant Complaints During Trading Hours

Situation

A small retail complex's property manager was fielding leak complaints from tenants but couldn't accommodate a lengthy re-roofing project without disrupting trade.

Response

Zoned works staged around trading hours, with each section completed and signed off before moving to the next.

Outcome

No material disruption to tenant trading, and leak complaints resolved within the scheduled works window.

FAQ: ROOF LIFE EXTENSION

No — Roof Life Extension is a non-structural sealing and encapsulation treatment for metal roofs in moderate condition, designed to stop leaks and add roughly five years of service life at under half the cost of a full re-sheet. It doesn’t replace roofing that’s genuinely at end of life or has structural damage.

We start with a free roof condition inspection and photographic record, and provide a marked-up roof plan with a cost comparison against full replacement, so you can see exactly what’s proposed before committing.

Works are zoned and staged around trading hours wherever possible, rather than requiring extended site presence or access restrictions the way a full re-sheet does.

Asbestos status is confirmed before any surface preparation begins, and we do not disturb asbestos-containing material. Where asbestos is present, we’ll advise you on the appropriate next steps.

A marked-up roof plan, completion photographs, a documented treatment scope and a written warranty — suitable to hand to an owner, a committee, or an insurer.

Defined zones from 100 sqm minimum, typically 200 to 1,400 sqm per engagement.
